Portland Homes for Sale OverviewPortland Real Estate Cycles What makes most sense is the "buy and hold" strategy. Buy a home you expect to remain in for at least seven years or more. Portland is no different than most, although the Portland market does have it's own special circumstances.
Want to get a clear and up-to-date picture of the Portland real estate market? Call me at any time. I am happy to share my knowledge of the real estate market with homeowners and prospective homeowners who want to take advantage of market trends to buy and/or sell wisely.
Portland Disclosure Rule If you are contemplating the purchase of an existing home or any Portland, I strongly recommend that you utilize the services of a trusted home inspector. The final purchase of any home should be based on obtaining a favorable home inspection. Portland is no exception to this rule.
What if the home inspector discovers a problem? That happens and as long as it happens before the sale is final the seller can fix the problem or the buyer who agrees to take the property as is can negotiate the price. Any questions regarding Portland, just give me a call.
Guidelines for Buying Portland Let’s say everything is a GO! You have found the perfect Portland home. You know you can afford it and it is actually priced below what you expected to pay. What a bargain! Yes there are bargains to be found in Portland. At this point it is fine to put in an offer on the property but only with a well-planned contingency. Of course, it the home is going to be financed, the lender will want a Home Inspection before agreeing to lend money on the property. However, you need to protect yourself by making an offer SUBJECT TO a clean bill of health from the Home Inspector of your choice. This kind of a contingency gives you an out if the inspector finds a problem with the roof, or foundation or other structural problem that was not apparent to the seller or to your agent. This does not mean you will not buy the house but you will have a good reason to renegotiate the price with the seller.
Portland Homebuyers Quandry When you find the home you want to buy you may make an offer contingent upon the sale of your existing Portland. In a Seller’s Market, offers with such contingencies are not well received because the seller must remove his home from the market while you sell yours. However there are times when this kind of offer is successful, even in the Portland market. A backup strategy might be to put in your offer with a very long escrow giving yourself time to sell your home. Very few sellers will accept these kinds of contingencies or long escrows if your house is not already on the market.
Green Remodeling Your Portland If you are planning to remodel your Portland, keep home resale in mind and consider going green. Green remodeling is becoming more popular as homeowners consider health issues, skyrocketing energy costs and Earth’s natural resources. And, when it comes time to sell your home, your energy efficient and Earth saving remodeling may help you sell your Portland quickly and for top dollar.
